Oneonta is a very small town, so it’s very easy to get by without a car. All of our rentals are centrally located in downtown Oneonta where you can conveniently walk to campus or Main Street.

To be more specific, we include all living room furniture and entertainment – couches, lamps, coffee table, entertainment stand, internet-connected UHD 4K TV’s, along with a kitchen table & chairs. In the bedrooms, we supply a mattress & frame, computer desk, chair, and a dresser.

The short answer is… the sooner the better. Typically, all of our properties are fully rented by the end of October for the following school year. For example, if you are looking for a house for your Fall Semester in 2024, you should begin looking no later than September of 2023 to ensure you find the perfect off-campus house.

The start of most of our leases is the middle of August, roughly one week prior to when classes start.

We collect rent for the Fall semester one month prior to moving in, and the Spring semester is due January 1st.

Hill City Student Rentals has a full time property manager that can assist with any immediate repairs for our properties.

Yes. The security deposit is $500 per person due within 30 days of signing your lease. The security deposit will be returned in full after a move-out inspection checklist is completed. Any damages that are beyond normal wear & tear will be billed to you and deducted from the sum of the security deposits.
